Brief and Site Appraisal
Before starting work on a design, we will assess the constraints and features of the site, existing buildings, and the client’s needs and aspirations. Additionally, we have the experience to discuss project budgets and scope.

Sketch Design
Preparation of sketch designs, showing plans and the external appearances. From these sketches, a design is developed.

Planning Application 
We will consult the local authority’s planning department to assess whether the developing design is likely to gain planning permission. Then we produce detailed drawings of your project, suitable for a planning application. This is the stage at which major decisions about the appearance of the house are taken.

Building Regulations
A Building Regulations application is developed, consisting of drawings, structural calculations and specifications describing the basic construction of your development. The technical drawings will conform to current Building Regulations. We will prepare the application, submit it to the local authority, and deal with any queries that may arise.

Tender Package
Drawings and specifications for tender are essential to obtain accurate quotes from contractors. The drawings will show precise design and arrangement of the building components, and include details such as the stairs, fireplaces and internal fittings. The specification will show the quality of both the materials and construction. The fixtures and fittings will be described in detail, stating the manufacturer and the specific component required.

We can help you find suitable contractors for your tender list, and see the process of inviting tenders is carried out correctly. We can also prepare contract documents before work commences.

On Site
We can monitor the construction of your project by providing regular visits to the site in order to check that the work is conducted in accordance with the contract drawings, without any unnecessary delay, and in a professional manner.
